Single-ply roofing, which is also known as single-ply membranes, are very flexible sheets of synthetic materials used to restore, protect, and increase the longevity of flat and low-slope roofs. They are durable and cost-efficient.  With the use of reflective materials, some forms of single-ply roofing systems are also designed to reflect heat away from the roof, keeping the building cooler.  Studies have shown over 85% of solar heat can be reflected with the use of an appropriate single-ply membrane roofing system.

There are 3 primary types of single-ply membrane systems available for your commercial roofing system.  They are:

  • PVC
  • TPO
  • EPDM

The biggest difference in each is the base materials utilized, manner of installation, and overall cost.  EPDM is primarily based on synthetic rubber, while TPO and PVC are both based on elastomers or plastics.

Installation of a Single-ply Roofing System

There are 3 primary ways in which a single-ply roofing system can be installed.  Your particular existing roofing system and structure, along with any specific peculiarities will determine the best method for your building.  The primary installation methods are:

  1. Mechanical Fastening
  2. Fully Adhered
  3. Ballasted Roofing

Mechanical Fastening

If your existing structure is steel or wood, mechanical fastening is probably your best installation method.  Additionally, mechanical fastening of your single-ply system is appropriate in high wind locations.

Mechanical fastening utilizes metal fasteners along key areas of the membrane, attaching the membrane directly to the existing structure.  It is imperative that the correct number and type of fasteners be utilized during the installation for the system to work at optimal levels.

Fully Adhered

A fully adhered installation involves the attachment of the new single-ply system directly to the existing system with adhesives.  The adhesives may be chemical, solvent, or asphalt-based, depending on the system selected and manufacturer recommendations.

Ballasted Roofing

Ballasted roofing is an installation method where the single-ply membrane is not directly adhered to the structure or existing system.  Rather, gravel is utilized to hold the membrane in place.  There are benefits to this system, including less initial cost.  However, this system does not work well with roofs of any significant slope, and should a puncture of the membrane occur locating that puncture can be difficult and costly.
